Contract renewals accounted for approximately 50% of office transactions in Bucharest during H1 2024, while the total demand fell to around 160,000 sqm, according to a Colliers report. 

The industrial and logistics sector in CEE-6 regions attracted on average 27% (€14 billion) of the last five-year investment volume on a rolling basis in the region. The total commercial real estate investment sector hovers on average around €10 billion each year, according to Colliers.

The estimated volume of new industrial deliveries in Romania is set to exceed 500,000 sqm in H2 2024, which would add to the existing stock of 7.1 million sqm.

Around 38% of industrial rental demand came from Bucharest in 2023, down from 48% the previous year, according to Colliers data.

Bucharest’s office stock edged close to 3.4 million sqm at the end of 2023, following the completion of projects with a combined area of 110,000 sqm last year. However, the market will see fewer deliveries by the end of 2025 as developers have put projects on hold due to uncertainties around demand caused by the adoption of hybrid work.

Direct marketing company Mediapost Hit Mail has leased 19,000 sqm in Chitila Logistics Hub, the industrial project jointly developed by Global Vision and Globalworth. The lease transaction was brokered by Colliers.

Elektrokontakt Romania (EKR), a subsidiary of ELEKTROKONTAKT GMBH, has leased 14,735 sqm for the next 10 years in Mureș City Logistics, jointly developed by Globalworth and Global Vision. Following this deal, the project has reached full occupancy rate.

Around 650,000 sqm of industrial and logistics spaces are under development in Romania, which once completed will be added to the stock of 6.3 million sqm that was operational at the end of 2022, according to a Colliers report.

New demand for offices in Bucharest fell by almost half in the first quarter of 2023 compared to the same period of last year, while total demand also declined by about 25%, according to data from real estate consultancy Colliers.
