How can the war impact Croatia’s construction market?

For Croatia, as for other EECFA countries, the Russian invasion of Ukraine has been both a supply shock and a demand shock. And many of the elements of these shocks are the same for Croatia as for other EECFA countries. On the supply side, energy costs are rising as are the costs of construction materials and of construction finance. Supply chains and labour markets have also been disrupted. On the demand side, inflation has cut into consumers’ real disposable income, consumer confidence has been shaken as a result and finance for real estate purchases has become more expensive, says Michael Glazer, SEE Regional Advisor at EECFA Croatia.

€500 million megaproject to create new commercial hub in Ljubljana

In Ljubljana, a huge mixed-use project will see the creation of a new railway station, a new bus station, a hotel, a shopping centre, offices and apartments as part of the Emonika project. The public infrastructure project will be complemented by a private development by Mendota Invest, owned by Hungary’s OTP Real Estate Investment Fund. The project, which is worth nearly €500 million, was presented in Ljubljana by Sándor Csányi, CEO of OTP, Jernej Vrtovec, Slovenia’s Minister of Infrastructure, Zorán Janković, Mayor of Ljubljana, Dusan Mes, CEO of the Slovenian Railways and Janez Kozelj, Deputy Mayor of Ljubljana, Hungarian business daily Portfolio reports.

How will the war in Ukraine impact Slovenia’s construction market?

The impact assessment of the 2022 Russian invasion of Ukraine on the Slovenian construction market must take into account the current volatile situation associated with the pandemic. Even before the war in Ukraine started, building material manufacturers reduced their capacity, either due to logistics problems resulting from the global closure of countries or due to declining demand. SES posts improved numbers for 2021

People have started to return to their usual shopping destinations. That is reflected in the positive business development of SES Spar European Shopping Centers during the second year of the pandemic. Compared to 2020, significant growth was recorded in retail partner sales, visitor footfall and average spend per purchase. This positive upward trend was recorded by SES in all countries in which it operates centres. Despite the pandemic, in 2021, a total of €22 million was invested in maintenance and sustainable measures relating to the operation of the centres, as well as in project development.

New leases

  • Ekonip Logistics, a company specializing in logistics services for hazardous materials, has decided to lease 9,200 sqm of warehouse and office space at the Logicor logistics park in Mszczonów. AXI IMMO represented the tenant in the transaction.
  • Salzgitter Mannesmann Acélkereskedelmi Kft. has signed another long-term lease agreement in the ZenGarden office building in Budapest. The redesigned workspace will take up over 500 sqm in the building.
  • The New Balance brand has expanded the space of its showroom in Galeria Warmińska in Olsztyn, Poland. The American brand's shop currently occupies an area of almost 200 sqm.

New appointments

  • DLA Piper’s Prague office has appointed a Corporate partner with a focus on technology Tomáš Ščerba, Real Estate partner Michal Hink and Banking, Finance and Restructuring counsel Leo Javorek.
  • Following Magdalena Sekuła's resignation from the Supervisory Board of LPP, and the reduction of the number of Supervisory Board members below the statutory minimum, the Supervisory Board appointed Jagoda Piechocka as a Supervisory Board member.
  • Florin Suicescu has been named COO of Forty Management. With over 30 years of management experience, he has held senior positions in real estate and hotel developments.
