Finding a vacant parking space is not easy in Warsaw

One car in Warsaw carries on average 1.3 people and, according to research conducted by JLL, in the Służewiec district of Warsaw, 87% of cars are only occupied by the driver. As a consequence, finding a vacant parking space becomes a great challenge, especially when the rapid development of office districts in all of Poland's major cities are taken into account. €175 million loan secured for the construction of Galeria Młociny

Echo Investment and EPP (Echo Polska Properties) have concluded a loan agreement worth €175 million and a VAT loan of PLN 34 million with Bank Zachodni WBK S.A. as an agent as well as PKO Bank Polski S.A. and Bank Gospodarstwa Krajowego. The acquired funds will be used for the construction of Galeria Młociny in Warsaw. The loan was granted for the construction period and a five-year investment period.

Ghelamco secures €221 million for The Warsaw Hub

Ghelamco has secured a €221 million loan for the construction of The Warsaw Hub from a consortium of five banks. Warsaw HUB, comprising three buildings, will have 113,000 sqm GLA of which 70,000 sqm of office space. The complex will also include retail space and a conference centre as well as two hotels. Completion is planned for 2020.

EPP to acquire Polish retail portfolio for €692 million

Echo Polska Properties has reached an agreement to acquire a portfolio of retail properties for €692.1 million. The portfolio comprises twelve retail properties of which eight comprise shopping centres and four retail parks with over 620 stores situated in strong regional cities across Poland. The portfolio has an aggregate gross lettable area around 450,000 sqm. The seller is the Chariot Top Group, owned by Pimco (37.5%), Oaktree Capital Management (37.5%) and Redefine Properties (25%).

NEPI Rockcastle to acquire two shopping malls in Krakow

A subsidiary of NEPI Rockcastle has entered into an agreement to acquire two shopping centres in Poland for an aggregate sum of €249.4 million. Shopping centres Serenada (41,170 sqm) and Krokus 27,728 sqm) are to be extended for a further €212 million thus creating a single integrated shopping centre with a GLA of over 100,000 sqm.

New leases

  • CTP has signed a lease agreement with Fabi Total Grup. The Romanian company, which specialises in the production and storage of professional cleaning agents, has taken approximately 4,700 sqm at CTPark Bucharest South.
  • The DigestMed medical centre, specialising in gastroenterology services, has opened a clinic spanning over 675 sqm within the Bucharest-based London Office Building, part of the EVO Properties multifunctional hub, following an investment of €1.5 million.
  • Focus Estate Fund has signed a new lease agreement with HalfPrice, the off-price retailer, for approximately 2,000 sqm of modern retail space at Sosnowiec Plaza in Sosnowiec, Poland.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
