CTP has signed a lease with a global logistics service provider for a 34,450 sqm warehouse facility at CTPark Sulechwów in Poland. The new tenant will occupy nearly 46% of the developed area of the park through 33,376 sqm of warehouse space and a 1,074 sqm office area.

Industrial developer CTP is exploring opportunities to enter the Vietnamese market, in response to a significant increase in demand from the company’s Asian clients.

Jakub Kodr, Managing Director of CTP Czech Republic, recently sat down with Property Forum to share insights on the company’s evolving strategy. From a stronger focus on manufacturing and high-tech industries to pioneering mixed-use developments, he outlined how CTP is embracing nearshoring, driving sustainable growth, and building value-focused urban ecosystems.

The industrial and logistics sector in CEE-6 regions attracted on average 27% (€14 billion) of the last five-year investment volume on a rolling basis in the region. The total commercial real estate investment sector hovers on average around €10 billion each year, according to Colliers.

Real estate advisory firms and the Polish Investment and Trade Agency (PAIH) expect Poland to relocate substantial manufacturing operations from Asia. Many nearshoring projects have already been launched, but such processes are very time-consuming and require complex preparations.

Topband Smart Europe, a Chinese maker of controllers for power tools, home appliances and BMS, has inaugurated its production capacity for the European market in CTPark Timișoara.

Demand for modern industrial space is still considerably high though European manufacturing companies are not taking home their production as quickly as earlier expected. Meanwhile, Asian firms in the automotive industry are increasingly seeking proper warehouses and logistics service providers. Property Forum asked Máté Szoboszlay, Director of Capital Deployment at Prologis Hungary about the change in e-commerce-related demand and the special needs of Asian tenants.

Around 650,000 sqm of industrial and logistics spaces are under development in Romania, which once completed will be added to the stock of 6.3 million sqm that was operational at the end of 2022, according to a Colliers report.
