AFI Europe completes construction of Prague apartment building

AFI Europe has completed the rough construction of an apartment building in the newly built AFI City district in Prague 9 - Vysočany. A total of 640 apartments are being built on a brownfield site near the Kolbenova metro station, exclusively for rental housing in two separate buildings, which will also include commercial space for shops, services and a restaurant. The construction of the first of them, with 313 units, has just moved towards completion and is successfully heading towards completion in Q4 2022.

Garbe sets up European residential fund, targeting CEE too

Garbe Institutional Capital has launched a pan-European residential real estate fund with a total target investment volume (GAV) of around €800 million. The Garbe European Residential Fund (Garbe EUResi) invests in real estate developments and selectively also in properties undergoing energy rehabilitation. The investment strategy follows a "boots on the ground" approach: the fund only invests in locations where Garbe can act as a local investor through a local presence. The fund’s launch is a milestone in Garbe Institutional Capital’s move to expand into a European residential real estate platform. Garbe EUResi has already received equity commitments of €82.5 million.

Zeitgeist AM takes over Kraków student hall from NNS

Zeitraum, an international operator of student housing schemes, has just taken over the management of its first dormitory in Poland as Zeitgeist Asset Management, an investor operating on the Polish market for several years, finalised the purchase of a privately-run student hall located in Kraków from NNS. The asset is located at 33 Koszykarska Street and has been operating under the Unibase brand for three years. It can accommodate 345 people in 157 rooms. The first students will move into the building in September. JLL experts supported the investor in the purchase of the asset.

CEE's PRS market gathers pace and interest from investors

Residential investment volumes across the CEE region have been limited and averaged out annually at just over €200 million in the past 5 years. The balance between private, owner-occupied dwellings and those that are for rent in CEE lean towards ownership according to “The Private Rental Sector: Has it found a home in CEE?” report just launched by Colliers in collaboration with Greenberg Traurig and Kinstellar. From the stock of existing developer/investor-owned, multiple-unit PRS schemes, the Czech Republic is ahead, followed by Poland and the remaining countries behind that.

New leases

  • A 200-square-metre Office Shoes store offering branded women's, men's, and children's footwear has opened in the Forum Gdańsk shopping centre. This is the chain's first shop in Gdańsk.
  • IWG has leased 906 sqm for a new Regus space in VOX Technology Park in Timișoara.
  • Auchan will open a new 7,000 sqm hypermarket at the end of next year in Sun Plaza, the shopping mall owned by CPI Romania. This move is part of a broader strategy to reposition Sun Plaza, which will undergo a phased modernization process starting in June. The space was previously leased by Carrefour.

New appointments

  • CBRE Romania has announced the promotion of Ramona Hîrnea to the role of Head of Investor Retail Leasing for its national operations. With over 22 years of experience in commercial space leasing, Ramona brings a comprehensive perspective on the retail market, gained both from her position as a consultant for property owners and as a representative of tenants.
  • Marcin Janik has taken up the position of head of the southern Poland region at CBRE. He will be responsible for Silesia, Małopolska and the previously serviced Wrocław.
  • GTC Group has appointed Miklos Egri as Chief Operating Officer. The new manager will be responsible for the company's day-to-day operational and administrative management in the Central and Eastern European markets.
