LaSalle Investment Management (LaSalle) launched the development of a new premium retail and office centre, 100YARDS on the iconic Na Příkopě street in Central Prague. The project will transform three separate buildings into one mixed-use complex which will feature a landmark new shopping destination and premium office space. The opening is planned for the second half of 2024, the company says.
Warburg-HIH Invest Real Estate is about to acquire the River Garden 1 in Prague via a share deal. The office building with its gross lettable area of 19,000 square metres and another 1,300 square metres of patio space is earmarked for the individual fund of a German investor. In addition to flexible office accommodation on six floors, the property from 2012 offers around 2,200 square metres of retail area.
Ghelamco Poland has completed the sale of the Wronia 31 office scheme located in the centre of Wola’s business district. The property was acquired by LaSalle Investment Management (LaSalle), one of the world’s leading real estate investment managers with $65 billion of assets under management across Europe, North America and Asia Pacific.
LaSalle Investment Management has acquired Palác Andel in Prague from Aberdeen Asset Management Deutschland, the German subsidiary of Aberdeen Standard Investments. This mixed-use scheme in the Prague district of Smíchov–Andel is the first Czech Republic asset for LaSalle E-REGI fund. The total purchase price reached €57.8 million. Cushman & Wakefield and Clifford Chance represented the seller. White & Case, JLL, TPA represented the buyer.
LaSalle Investment Management has acquired the River Garden I office complex in Prague’s Karlín business district on behalf of its LaVA mandate for approximately €57 million. The seller is Slovak asset management company IAD Investments on behalf of Prvý realitný fond.
Aviva Investors and LaSalle Investment Management have acquired River Garden II & III in Prague, on behalf of the Pan-European Fund Encore+ for €84 million. River Garden II & III, developed by HB Reavis is Class A office building with ground floor retail, located in the Karlin district of Prague. This is the first acquisition that Encore+ has made in the Czech Republic.
Schreder Polska and Urgo Polfa Łódź have extended their lease agreements for office space in the West Station buildings in Warsaw. The companies are using a total of more than 1,000 sqm of space.
Workspace Studio, a company specialized in office design solutions, has signed a 5-year lease extension for its office in Bucharest-based Sky Tower. The contract also includes a space expansion up to 810 sqm in the project owned by RPHI.
Depanero, the largest electro-IT service company in Romania and part of the eMAG group, has leased over 4,000 sqm in two of its buildings in Sema Parc based in Bucharest. The transaction was intermediated by real estate consultancy Griffes Romania.
