As part of the largest ever transaction on the Hungarian office market, Futureal Group has sold the fifth office complex developed on Corvin Promenade to OTP Real Estate Investment Fund. Through this transaction, OTP Prime Real Estate Investment Fund has now acquired the Corvin Technology Park office building from the group. Following the sale, the office portfolio of real estate funds managed by OTP Real Estate Investment Fund Management Ltd. will offer nearly 100,000 square meters on Corvin Promenade.

Cordia is now increasing its capital exports and foreign investments. In addition to the Romanian and Polish market, the company also has presence in Spain with a pilot project. All of this fits into Cordia’s strategy to become a dominant property developer at European level, while maintaining Hungary's key role in the company’s operation.

According to one of CEE’s most active developers, tenants in recent years have become more open to innovative and sustainable solutions when it comes to renting retail or office spaces. Futureal Group has sold its Advance Tower located on the Váci road office corridor to Erste Real Estate Fund. This is the first transaction in the Hungarian market, which includes a WELL pre-qualified office building having a beneficial impact on employees’ health and comfort. The real estate fund has acquired the first phase of the complex developed by the group, while the second phase could join its portfolio under a forward deal.

Following the financing agreements worth €51 million announced in January, Hungarian residential property developer, Cordia has signed further loan agreements worth €86.6 million. Futureal Group’s subsidiary has concluded the recent contracts with OTP Bank, Takarék Group and Sberbank in order to finance its 5 residential property projects in Budapest.

CEE real estate developer Futureal Group announced the sale of its rental buildings portfolio in Kaiserslautern, Germany to a professional real estate investment firm listed in Switzerland. Proceeds from the deal will be reinvested in the Group’s portfolio of over 50 ongoing projects throughout Europe.

The final group of tenants has moved in to the first phase of Advance Tower, Futureal Group’s new office building on the Váci Road office corridor in Budapest, Hungary. The building, designed to support the health and comfort of over 1,400 employees, offers a GLA of 12,000 sqm. The second phase of the development is now structurally complete with handover expected in H2 2019.

Portuguese group Sonae Sierra announced that it purchased the 50% stake held by its former Joint Venture partner Caelum Development in Bucharest’s ParkLake shopping centre with the intention of consolidating its presence in Romania.

Futureal Group has sold its portfolio of Corvin office buildings to real estate funds managed by OTP Real Estate Investment Fund Management. The recently closed transaction involves all of the operating office buildings built as part of Corvin Promenade, as well as two currently being constructed. The total of eight Class A buildings offer a combined GLA of nearly 80,000 square meters.

Futureal Group has exited its €19 million mezzanine financing provided to Caelum Development for the development of ParkLake shopping centre in Bucharest, Romania. The 70,000 sqm GLA project was developed by a joint venture between Sonae Sierra and Caelum Development. Futureal Group will intensify its activity in Romania through its residential investments subsidiary, Cordia. The company has recently announced a €50 million worth of investment plan in Bucharest for the next year, part of a long-term roadmap for the local market. Cordia division plans to deliver about 500 apartments per year, designed for medium and medium high segments.
