Saved by South African investors

In the last quarter alone South African investors have spent €1 billion in CEE and it is most likely that they won’t stop chasing higher yields anytime soon. Can CEE emerge as one of the winners of Brexit?

The United Kingdom’s decision to leave the European Union dominated property news cycles over the summer. After the initial shock things have somewhat cooled down but it is still uncertain to what extent will London loose its position as the capital of the European real estate market. Missing connections can take CEE capitals further away from Europe

Airports have become an important part of daily life and they have proven to be essential for the development of cities and regions. Good and fast connections are key parts of doing business and the lack of efficient infrastructure can hinder the economic growth of entire regions. Investors may face scarcity of attractive products in CEE

Investment into Central and Eastern European (CEE) countries (excluding Russia) for H1 2016 registered a substantial increase (59%) compared to same period of last year, surpassing €5 billion. Expectations are that for the entire year, investment volumes will reach and exceed the record volumes of 2015 with all CEE countries expected to perform strongly, says CBRE.

Prologis commences construction of four new buildings

Prologis has announced its second quarter activity in Central and Eastern Europe. The company leased more than 400,000 square metres of distribution space, an increase of more than 7 percent over the same period last year. Demand continues to be driven by reconfiguration of the supply chain and e-commerce.

South African companies continue to invest in CEE

Robust commercial real estate investment activity continued in Q2 2016 across the core Central European markets and reached EUR 2.6 billion, a 56% increase on Q1, according to Cushman & Wakefield. This has pushed volumes over the last twelve months to EUR 9.3 billion, close to 2007 record levels.

According to Cushman & Wakefield, robust commercial real estate investment activity in the core Central European markets of Poland, the Czech Republic, Slovakia, Hungary and Romania continued in the second quarter of 2016 and reached EUR 2.6 billion, a 56% increase on Q1. This has pushed volumes over the last twelve months to EUR 9.3 billion, close to 2007 record levels.

New leases

  • Tech start-up A4BEE has leased 600 sqm of office space in Wojdyła Business Park in Wrocław. Cushman & Wakefield advised the owner for this transaction.
  • Colliers branch in Katowice has changed its address. Since September the office is located in the .KTW I building on Roździeńskiego Avenue 1a. Colliers has taken the space on the first floor of the building.
  • Meat2Eat has leased 400 sqm for a new restaurant that it opened on the ground floor of One Tower office building in Bucharest. The transaction was brokered by Cushman & Wakefield Echinox. The building is owned by Romanian developer One United Properties.

New appointments

  • Łukasz Czajkowski joins the team of JLL Poland as Business Services Lead in Tenant Representation Department. He will be responsible for enhancing relations with the BSS sector.
  • Craig Maguire has been appointed Head of Pan-European Logistics for BNP Paribas Real Estate. He will head up the European coordination of the Logistics business (Investment and Rentals/Sales), alongside the local teams of BNP Paribas Real Estate.
  • Victor Cosconel is the new Head of Industrial & Business Development at real estate consultancy Colliers Romania. He has more than 20 years’ worth of experience in sales, business development and general management. Before joining Colliers, he was CEO of Sodexo Bulgaria.
