Warsaw-based investor and asset manager Syrena Real Estate has acquired the Renaissance Building, a historic property located on Plac Zbawiciela in Warsaw. The building has a usable area exceeding 7,000 sqm, and the transaction was financed by Bank Pekao SA.
The six-storey office building comprises approximately 4,600 sqm of office space and 600 sqm of retail space on the ground floor, along with a three-level underground car park providing 72 spaces. Originally constructed between 1902 and 1903 as a mixed-use residential and commercial building in the Neo-Renaissance style and known as the Pawłowicz Tenement, the property was rebuilt after the Second World War and converted into an office building at the start of the 21st century. It was refurbished and brought back into use in 2005, with a further renovation of the façade carried out in 2016.
"The Renaissance Building has an excellent location and a timeless character, everything we are looking for as we build the Syrena Real Estate portfolio," said Witold Zatoński Kotomski, founder of Syrena Real Estate. "We want to preserve its office and retail character, whilst retaining the option to gradually convert the office space into residential units, as permitted by the provisions of the local spatial development plan, should this be justified by market conditions."
Syrena Real Estate received legal support from Wolf Theiss, financial and tax advice from Deloitte, and technical advice from Iliard and Reesco. Bank Pekao SA, which financed the transaction, was represented by WKB Lawyers.
The acquisition forms part of Syrena Real Estate's strategy of modernising and redefining existing buildings in Warsaw's central locations. The company previously transformed the HOP building on Chmielna Street, with an area of nearly 14,000 sqm, and the Diuna complex in Mokotów, comprising approximately 46,000 sqm. In May 2025, it added Zaułek Piękna, offering 8,800 sqm of space, to its portfolio.
