STRABAG Real Estate has launched sales at Brenner Residence, a residential development planned for the Mlynské nivy district of Bratislava, adjacent to the STRABAG group's local headquarters. The project, currently in the site preparation phase, will comprise two towers of 18 and 13 storeys respectively, delivering a total of 193 apartments ranging from one-room to four-room units of up to 90 sqm. Construction will be carried out by general contractor STRABAG Pozemné staviteľstvo, with sales handled in cooperation with estate agency GRAVITAS.
"By launching sales, Brenner Residence enters another important phase. We are bringing a project to market that draws on STRABAG Real Estate's experience across several European cities and on the construction know-how of the STRABAG group. For clients, this is a particularly interesting moment, when they have the widest choice of apartments across layouts, floors and orientations," said Michal Pristas, Managing Director of STRABAG Real Estate Slovakia.
Every apartment will include a balcony, loggia or terrace. Parking will be offered primarily through rental agreements in an underground garage, reducing the upfront cost for buyers. Storage cellars will be available for both purchase and rent. Residents will also have access to a bicycle room with servicing and storage facilities, a communal lounge on the second floor, and ground-floor retail units. Photovoltaic panels on the roof will partially cover the development's energy needs.
A rooftop terrace on top of the lower tower will offer panoramic views and serve as a communal space for residents. The surrounding exterior will include seating areas, a children's playground, lawns and additional planting. As part of the development, Jarabinková street will be widened to two lanes, and a new pedestrian footpath and cycle path will be created along Mlynské nivy street.
First occupancy is expected in 2029. Pricing and the full range of available units are listed at www.brenner-residence.sk.
