The construction works for phase one of The Ivy, Speedwell’s residential project located in Băneasa, Bucharest, are ready to start as the developer has recently signed a contract with BTDConstruct & Ambient as General Contractor. The first phase of the ensemble comprises two buildings with 228 apartments, with the first building planned to be delivered in June 2022.


Located on Jandarmeriei Street, in northern Bucharest, close to the Băneasa forest, The Ivy is a new residential ensemble that will include a total of 800 apartments in 10 buildings with a P + 6 height regime. The project offers a wide variety of unit types, from studios to 2, 3 and 4-room apartments and penthouses. The Ivy’s residents will also have access to many facilities designed for modern living, such as a restaurant, kindergarten, fitness centre with pool, and shops.

The ensemble will be built in four phases, and construction works are ready to kick-off for the first 2 buildings, part of phase 1.

Within walking distance from the residential project, Speedwell is also developing a Class A office project, Miro. The two combine as a mixed-use set-up and bring balance to those that want to live and work in the same area, while benefiting from the retail amenities of Băneasa Shopping City, Mega Image, Decathlon, Ikea, Dedeman, etc.

Sustainability is a key principle for all Speedwell’s developments. Therefore, both The Ivy and Miro will include a BREEAM Excellent certification supporting health and wellbeing through sustainable buildings, while also protecting natural resources.

The residential division of Knight Frank Romania has been the consultant for the sales strategy and is in charge of the sales process.

After returning from his exotic travels, he fulfilled the role of Chief Operations Officer in real estate development in Poland, Russia and Romania until founding Speedwell in 2015. New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
