Speedwell and Baltisse have sold Record Park Offices in Cluj-Napoca to Belgian AYA Properties Fund in a deal worth €35 million. 


The transaction structured as a share deal covers 15,000 sqm of office and retail spaces as well as a sports centre spanning 2,000 sqm. The mixed-use project also includes a residential component that remains under Speedwell’s ownership and was not included in the deal. 

“Given it’s AAA location, quality tenants and BREEAM certificate, the project becomes a prime asset in our portfolio,” said Simon Synaeghel, Investment Manager at AYA Properties Fund. The project was delivered at the end of 2020. 

The buyer was assisted by professional services firm KPMG Advisory, real estate consultancy JLL and law firm Țurca Zbârcea & Associates. 

Speedwell’s portfolio in Romania covers residential, office and mixed-use schemes in Bucharest and regional cities.
