Prime Kapital has obtained the construction permit for the first phase of its new residential project in Silk District: Loom. This represents the fourth stage of the urban regeneration project in Iași, developed on the site of a former silk factory.

Construction work is scheduled to begin this summer. The first Loom phase will include 314 homes in two residential buildings, alongside a dedicated parking structure designed to offer a balance between functionality, comfort and architectural expression. The permit process was completed within a professional institutional framework, allowing the project to advance according to the assumed schedule, in full compliance with urban regulations.

Loom, the new stage of Silk District, will have four development phases with a total of 1,254 new apartments. Designed with an innovative urban planning approach, Loom will include six generous interior courtyards and a recreational space on the parking roof. A multi-storey parking structure will connect all future phases, ensuring continuity of car-free green spaces whilst providing accessible and convenient parking solutions for residents.

"It is important for us to ensure continuity in the development pace so that we can deliver new units annually in Silk District. Iași remains one of the most affordable major cities for purchasing a new home, and buyers will benefit not only from the advantages of an exceptional project, but also from a very good investment," said Maggie Kitshoff, Prime Kapital Partner.

So far, Silk District has recorded record sales, with over 90% of units sold before completion of each phase. Phase 3, currently under construction and scheduled for completion in Q2 2026, has only a few units available, with 85% of apartments already sold.
