The first stop of the Paraguay Real Estate Investment Forum (PREIF 2026) drew significant interest from the Lithuanian investment community when it took place in Vilnius on September 24, setting the stage for the forum's second edition in Warsaw on October 1.
The Vilnius event brought together family offices, wealth managers, property managers and private investors eager to learn about a market that has so far remained largely undiscovered by European capital. Attendees showed strong interest in the investment opportunities presented, particularly projects offering gross rental yields of up to 10%, well above what is typical in residential markets across the region.
The forum was opened by H.E. Fernando Acosta, Ambassador of Paraguay, who underlined the strength of the bilateral relationship and the opportunities the country now offers international investors. The keynote address was delivered by Fernando de Cevallos, president of Green Paraná, the country's pioneering real estate developer with more than 100,000 square metres developed, who walked attendees through the potential of emerging hubs such as Ciudad del Este, as well as niche projects the company is currently developing in the capital, Asunción.
Participants also heard from legal experts on Paraguay's favourable tax framework — including its 10% flat tax and territorial tax system — and its investor residency pathway, which allows foreign buyers to obtain residency within weeks through a real estate investment from USD 200,000.
The recent escalation of tensions in the region has added a new dimension to Paraguay's appeal, with investors increasingly viewing the country not only as an attractive investment opportunity but also as a stable "Plan B" — a jurisdiction offering geographic distance, political stability and asset diversification away from more exposed markets.
Following the success of the Vilnius event, the forum's second edition will take place in Warsaw on October 1, opened once again by Ambassador Fernando Acosta, with Fernando de Cevallos returning as keynote speaker.
