The Czech HQ of a major international company will relocate to the Aviatica office building in Prague 5, occupying 11,000 sqm of office space.


The relocation will take place during H1 2027, as part of the lease terms brokered by Prochazka & Partners.

"This was a demanding and complex project, involving the replacement of the anchor tenant, Oracle, in the Aviatica building with a new tenant. Thanks to the cooperation between the new tenant's team and the building owner, Manova Partners, the transaction was successfully completed. This represents the largest signed office tenant relocation in 2025," says Radek Procházka, Managing Partner at Prochazka & Partners.

"We are excited that our office asset, Aviatica, will welcome a new major tenant, who at 11,000 sqm will become the second-largest occupier in the building," say Ivana Heřmanová and Łukasz Pawikowski from the Asset Management Department of Manova Partners. 

The Aviatica building, completed in 2015, is part of the Waltrovka urban district, developed on the site of the former industrial complex of the same name. The area ranks among the emerging office districts in Prague 5.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
