Construction has begun on the Nová Cihelna Kladno residential project in the Kladno-Rozdělov district, featuring 104 apartments. The development includes ecological elements such as photovoltaic panels, heat pumps and an underground rainwater retention tank. Future residents will enjoy a large community garden with park landscaping.

Developer Pierre Grafen and Ikonix, which handles project management and sales in cooperation with Luxent – Exclusive Properties, plan completion by the end of 2027. Nearly 60% of units have already been sold.

"After completing preparatory and earthworks, construction of the shell structures of individual buildings will soon begin," says Jakub Vyčítal, project manager at Ikonix. "Nová Cihelna Kladno combines modern architecture, equipment and a thoughtful energy concept that sets a new standard for efficient housing in the Central Bohemian region."

The complex offers 104 apartments in six low-energy buildings. Unit have floor areas from 35 sqm to 119 sqm. Most units will have balconies, loggias, terraces or front gardens, with storage rooms included. Residents can purchase covered parking spaces, some with electric vehicle charging preparation. The entire project is designed for barrier-free access including lifts.

The project aims to bring new life to a location with rich industrial history. The architectural solution references the original character of the former brickworks and develops it into a comfortable and harmonious living environment. Building facades work with a combination of facing bricks and modern materials, sensitively connecting the site's history with current trends.

Buildings will be equipped with air-to-water heat pumps, underfloor heating with cooling capability, controlled ventilation with heat recovery and photovoltaic panels on roofs. The area will include an underground rainwater retention tank for watering mature greenery. The development will feature a shared residential garden of approximately 1,000 sqm offering seating and children's playground.

"Interest in apartments is exceptional – more than half the units are already sold at the start of construction. Nová Cihelna Kladno appeals to both Prague buyers seeking more affordable housing and locals wanting to move from older panel buildings to modern, environmentally friendly buildings," says Zdeněk Jemelík, real estate agent at Luxent – Exclusive Properties.
