The sale of the Bory Mall shopping and entertainment centre from Penta Real Estate's portfolio has been completed. The transaction has been approved by the Antimonopoly Office of the Slovak Republic, thus completing a process that took more than a year.


The new owner of the centre is ZFP realitní fond, managed by the Czech investment company ZFP Investments. The entire transaction was coordinated on behalf of the buyer by the Slovak investment company IAD Investments.

At the end of 2024, the final partner crystallised, with whom Penta Real Estate representatives have been fine-tuning the transaction details. The interested party has provided due diligence, legal, technical, and tax due diligence.

“We decided to sell this asset to strengthen our expansion abroad. Bory Mall is a well-functioning and stabilised centre with high occupancy, so it was crucial to find a partner who accepts our plans for the entire location and ensures continuity in management,” said Michal Rehák, CEO at Penta Real Estate.

“We see the location as well as the centre itself as an important node, connecting several parts of Bratislava and the metropolitan area towards Záhorie. The presented zone development plan and the location were key factors in why we decided to acquire this centre into our portfolio,” adds Róbert Pružinský, Chairman of the Board of Directors at ZFP Investments.

On an area of 54,000 sqm, Bory Mall brings a mix of 200 shops, restaurants and cafes, complemented by services and leisure activities. There are over 2,400 parking spaces available. The centre's occupancy rate reaches 97 per cent. The transaction is one of the largest real estate transactions in Slovakia to date in terms of scope and importance.

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
