Croatian investor Pemo Centar has announced the development of a new office building in Zagreb. The Business Centre Arena office building spanning 9,900 sqm will be delivered by Q4 2025 following an investment of around €20 million.


It will be located next to Arena Zagreb and Arena Center - the largest Croatian shopping entertainment complex. In addition, the building will have a direct road connection to Jadranska Avenue – the southern city gate from the National A1 motorway.  Several Jadranska Avenue lanes go through the largest roundabout in Zagreb, which connects the city centre via the Adriatic (Jadranski) Bridge or Novi Zagreb entrance.

First Property Zagreb has been appointed as the property and leasing manager for the office building, which is designed by the architectural studio Atom.

The 7-storey building will include underground parking spaces for 166 vehicles, as well as 32 outdoor parking spaces with charging stations for electric cars.

Business Centre Arena is designed as an energy-efficient building, with primary energy consumption coverage set to meet EU Taxonomy requirements.

New leases

  • Panattoni has commenced construction on the latest phase of Panattoni Park Gorzów II, developing a bespoke BTS warehouse for DPD Polska. The facility will encompass 5,300 sqm tailored to the courier company’s operational requirements. DPD Polska is scheduled to begin operations at the new site in August 2026.

New appointments

  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
