Pedro Construct, one of the largest construction companies in Romania, led by businessman Petre Niculae, is developing - together with his associate Florin Ababe - a new residential assembly in the north of the capital, Jolie Village. The investment in the project is estimated at €21 million and for €12 million, the company has obtained financing through Libra Bank.


On an 8,000 sqm plot of land, located in the Iancu Nicolae area, the construction of Jolie Village started in the autumn of this year and will have 140 new premium apartments, with a maximum height of GF + 3, and the completion date of the entire residential assembly is expected for the end of 2023. Apartment prices start at €150,000 and the surfaces range from 60 to 400 sqm. The design part of the project will be handled by Vox Design's Eduard Năstăsoiu.

"We have been working on this project for a long time and are more than happy with the finished product, Jolie Village is a development with premium housing standards. With high-quality finishes, underfloor heating, aluminium carpentry, a swimming pool and green spaces in a total area of about 5,000 sqm, we have several types of apartments, 2, 3 and 4 bedrooms, apartments with gardens, but also some penthouses", says Florin Ababe, Jolie Village developer.

That's why we consider Jolie Village to be a community of a high quality that you are proud to be part of, in addition to the fact that the level of housing will be premium", explains Lucia Niculae, Business Development Director, Pedro Construct.

Jolie Village is the first residential project developed between Petre Niculae and Florin Ababe, which Lucia Niculae will manage from this new position of Business Development Director, together with Florin Ababe.

Florin Ababe is an engineer by profession, started his entrepreneurial career in 2007, in areas which include financial services, telecommunications and the retail of precious metal, owning the businesses Lion Free Exchange, Credit Amanet, Intelligent Communication System, Swiss Gold, Swiss Diamond Bucharest, Swiss Gold Bulgaria, Hong Kong Premium Watches, EAU Beta Trade Solutions, Boutique Watches Calea Dorobanți – București Shop and Global Landmark Properties.

Pedro Construct, founded in 1993 and under the management of Petre Niculae has built over almost 30 years of activity, several important residential compounds in Bucharest. These include Nusco City, Cloud 9, Exigent One, 19th Residence, 21 Residence and Zen Living Apartments.

The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
