Patrizia Immobilien AG has finalized the sale of its Atrium International office building on Jana Pawła II Avenue in Warsaw to Strabag Real Estate. This is a very attractive investment location on the capital's market, as the local development plan allows for the construction of an office tower with a height of up to 135 meters. Experts from JLL represented the vendor in the transaction process.


Atrium International is a six-storey office building, offering a leasing area of over 12,000 sqm. The building's central location means that it is well-served by public transport with the Rondo ONZ metro station and numerous tram and bus routes nearby. A major railway terminus, Warszawa Centralna, a number of hotels as well as a wide range of restaurants and shops are also in the vicinity.
 
"The Central Business District of Warsaw is one of the most prestigious investment locations in Central and Eastern Europe. This is the business heart of the region, where leading players from the banking, finance and modern technologies sector are increasingly willing to relocate. Due to the very limited supply of land on the Warsaw market, sometimes the only opportunity for the development of an office project is to purchase an older building for modernization or extension. This approach is now being increasingly adopted by more and more international companies investing in Warsaw, and is set to become one of the most significant trends in the investment land and other investment properties sector within the next few months", comments Daniel Puchalski, Head of Land Advisory Services at JLL.

  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.
  • Golden Star Estate has secured lease agreements totalling around 2,400 sqm at Warsaw-based Oxygen Park. Puerta has joined as the operator of the SZAWA conference centre, occupying over 650 sqm of training and event space. Additionally, fish product manufacturer Vicziunai-Pol Spółka leased nearly 140 sqm. Existing tenants Parker Hannifin, Diasorin Poland, and Nieruchomości Plus all extended their stays, maintaining a combined footprint of over 1,550 sqm.
  • BearingPoint has relocated its Bucharest office to Vastint’s Timpuri Noi Square, in a deal brokered by Griffes.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
