The 15-storey Hila building, which is developed by Czech investment company and developer Passerinvest Group, will be completed this year, at Prague's Brumlovka district. 


The administrative section and retail units are now finished, including complete glazed ground floor cladding. A glazed atrium has been created above the eighth floor, and work continues on the steel structure for panoramic lifts that will enhance the building's modern character.

Construction continues on the upper floors, where 71 fully equipped rental apartments will be located. The project with apartments and 20,200 sqm of office space plus 2,300 sqm of retail space coming to market for lease next year.

"Hila is becoming one of the most distinctive buildings in the entire locality, not only due to its height and multifunctional character and modern visual design. It's also thanks to significant changes in building technologies that excel not only in ensuring maximum user comfort in offices, but also much more economical operation compared to previous generation buildings - simply put, lower service charges," says Eduard Forejt, Development and Business Director at Passerinvest Group.

The building will feature modern technologies including air ionisation systems, above-standard fresh air supply and radiant heating and cooling systems ensuring a healthy and comfortable environment. The project includes 418 parking spaces with preparation for electric vehicle charging stations and recreational terraces for relaxation. The building will pursue Leed Gold certification for sustainable and environmentally friendly buildings.

Gemo serves as the general contractor for construction works, while the architect is Aulík Fišer architekti.

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
