Passerinvest Group, a Czech developer and investor, is expanding into the rental housing sector under a new brand called Balance Home. The first units will be available for occupation in the second quarter of 2027 at the Hila project in the Brumlovka district of Prague 4, where 71 fully furnished apartments ranging from studio to four-room configurations will be offered. A further 134 rental apartments are being developed at Brumlovka as part of the Orion project, due for completion in 2029. The planned Arboretum project in the Prague district of Roztyly will add rental housing across two additional buildings.
The rental housing segment will be managed by Šimon Lessenko, Passerinvest Group's rental housing manager, who has experience in residential leasing and property management. His responsibilities cover project preparation, tenant services and ongoing operations.
"Rental housing in the Czech Republic is gradually moving into a different position than it occupied a few years ago. It is not only a consequence of property prices and mortgage availability. The way people think about housing is also changing. Younger generations in particular are looking for flexibility and do not want to be tied to one place long-term. Renting is thus becoming a fully-fledged choice for an ever-wider group of people," said Šimon Lessenko, rental housing manager at Passerinvest Group.
Passerinvest Group was founded by Radim Passer in 1991 and has since built offices, commercial buildings, residential properties and civic amenities. Since 1998 the company has been primarily associated with the Brumlovka development in Prague 4. Another significant project in its portfolio is Nové Roztyly, a brownfield redevelopment of a former slaughterhouse site earmarked for residential use, a large park, public services and office functions.
