Romanian developer One United Properties has signed a preliminary agreement to acquire a 34,800 sqm plot in Constanța, at the entrance to Mamaia resort, from local developer Alezzi Group.


The buyer said the existing building permit for the land allows construction of seven tower blocks - six residential and one five-star hotel - plus commercial areas, a school, kindergarten, restaurants, gym/spa, promenade and parking facilities.

"Constanța represents an important regional growth hub for Romania, a city with major long-term urban development potential through its international port and tourism component," said Victor Căpitanu, Co-Founder and Co-CEO. "This acquisition supports our strategic direction to expand beyond Bucharest, targeting cities with solid foundations and real demand for standards similar to what we've built in the capital."

One United Properties plans to develop a residential project with integrated commercial functions, following its sustainable building concepts from Bucharest. The gross development value is estimated at approximately €500 million, with construction beginning in about one year and completion expected within three years.

The company already operates One Mamaia Nord in Constanța County, a development with two completed phases and a third under construction. This year, One United Properties also signed a preliminary agreement for land in central Sibiu, marking its strategic entry into regional markets beyond the capital.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
