One United Properties has completed the concept of its new office project One Cotroceni Park.  The new project can offer a floorplate up to 8,000 sqm, addressing companies in search of a headquarter efficiency solution.


“As established areas clutter, the development of new hubs appears as a response to the natural need for the city growth, with spaces adapted to the lifestyle of the new generations”, said Ionut Dumitrescu, Co-Founder One Office, the office division of One United Properties, adding: “Thus, within the central ring of the city, just across the future metro station Academia Militara, on a five-hectare plot a new point of interest emerges on Bucharest’s real estate map: One Cotroceni Park, a multifunctional office, retail and residential compound”.

Real estate developer One United Properties estimates that construction work will start in the second half of 2019 for the project’s office component. The business park will be developed in two phases of 44,000 sqm and 34,000 sqm and proposes an innovative concept: the two L-shaped buildings provide floorspace from 4,800 sqm up to 8,000 sqm. The project is conceived with a "dual" concept, proposing both classical surfaces for a business park and upper floor spaces with "rooftop garden" terraces, dedicated exclusively to the tenant on the respective floor.

One Cotroceni Park's development concept activates the office component with retail spaces of various functions (restaurants, cafes and bars, medical clinics, pharmacy, etc.) and a relaxation area including green, socializing and outdoor sports spaces. The strategy is to deliver a project that energizes the community throughout the day, without being limited to the classic nine to five schedule.

For a high level of comfort for future tenant employees, One Cotroceni Park will be directly connected to the future subway station Academia Militara, via an underground passageway. Underground parking will benefit from 10 access ways for good traffic within the complex. Keeping the developer's "eco" vision, One Cotroceni Park will be certified LEED (targeting LEED Platinum level) and WELL, focusing on improving the health and well-being of the employee through the quality of the work environment.

New appointments

André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
