A retail park in Bielsko-Biała, which is being built on the site of a Tesco shop on Warszawska Street, has a new owner. Redkom Development, responsible for the construction and commercialisation of the facility, sold the project to Newgate Investment, a company specializing in managing the value of retail properties, especially retail parks. The price has not been disclosed.


Newgate Investment's portfolio currently includes 31 schemes with a total GLA of more than 140,000 sqm. The occupancy rate of the retail spaces making up the company's portfolio is nearly 100%.

The retail park in Bielsko-Biała is scheduled to open in Q4 2024. The new facility will provide the market with 17,000 sqm of GLA with approximately 30 shops and service units. It will therefore be the largest retail park in Bielsko-Biała.

A car park for 500 cars will be built next to the facility. A Burger King Drive-thru restaurant will also be part of the project, further enhancing the park's attractiveness for city residents.

The agent working with Redkom Development on the commercialisation of the building is Mallson Polska. Among the tenants, besides the grocery operator, which will be Kaufland, there will be popular brands such as: Sinsay, TEDi, Jysk, Media Expert, Kodano Optyk, Xtreme Fitness Gyms, or KiK.

Despite the sale, Redkom is still responsible for the construction and commercialisation of the retail park in Bielsko-Biała.

This is the second sale transaction done by Redkom Development in Q2 2024. At the beginning of April, the company sold Park Glinianka, which has been in operation for a year, with an area of over 10,000 sq m (GLA), located in Łubna near Warsaw. The buyer was the BIG group.

"The sale of the retail park in Bielsko-Biała is our second transaction in just two months. We are delighted to enter into a partnership with Newgate Investment. This will be an exceptionally strong project and a strong retail destination for the entire region. Next to Castorama, at the very entrance to Bielsko-Biała, surrounded by Moya and KFC stations, together with a Burger King restaurant under construction in our park and with Kaufland as a grocery operator", says Łukasz Komierowski, CEO of Redkom Development.

"The new retail park, which is being built in Bielsko-Biala as part of our expanding network of facilities under the Comfy Park brand, will provide local markets with a rich retail and service offer. It will be the dominant retail park in the region, providing the most of the local communities needs. For this reason, among others, we decided to purchase this property - says Krystian Modrzejewski, Investment Director at Newgate Investment. "We are not stopping with this purchase. We are in advanced negotiations regarding the purchase of other retail properties that are part of dominant retail locations", emphasises Krystian Modrzejewski.




New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth.   • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
