CEE-based flex office operator New Work continues to expand in its key markets. In Budapest, the company opened the second phase of its business centre in the Science Park office building in South Buda, adding 2,000 sqm of high-quality flex office space to the local market. In Warsaw, New Work opened a brand location, offering 1,135 sqm, in the Tulipan House office building in the city’s Służewiec district.


The first phase of New Work Science Park opened in April 2021, offering 1,929 sqm of modern flex office space with 280 workstations. The second phase of the business centre, which opened in September 2022, adds another 1,929 sqm with 229 workstations to New Work’s offer in the rapidly developing South Buda part of Budapest.

Clients are offered a wide range of private offices sizing from 2 to 37 workstations. Fully furnished and ready-to-move-in lockable spaces with full office infrastructure are complemented with several meeting rooms, common areas for relaxation with a pool table and Xbox consoles, alongside other amenities.

With the addition of Science Park, New Work now offers nearly 15,000 sqm of flex office space in Hungary, located in 5 business centres in Budapest and Budaörs.

Office with a view in a premium location

Science Park is located in District 11 in South Buda, offering a beautiful panoramic view of the Danube and the green surrounding area. The area is recognized as a significant commercial and business hub in close vicinity to the city centre.

The Science Park building is easily accessible by public transport and has been awarded the BREEAM certification. As a stand-alone building, the premises in each building are flooded with natural light.

New location in Warsaw

In the Polish capital, New Work opened a 1,135 sqm business centre on the third floor of the Tulipan House office building in the city’s Służewiec district, close to the airport. The 18,000 sqm Tulipan House office building boats a BREEAM certificate at the "Excellent" level. All interiors of the building have been finished using environmentally friendly materials obtained through a recycling process.

At New Work Tulipan House, tenants can find rooms for several to a dozen people, creating ideal conditions for both independent work and teamwork.

  • Yokogawa Romania has extended its lease agreement for another five years in Building F of YUNITY Park, a business campus owned by Genesis Property. The agreement marks the fourth consecutive renewal for the local subsidiary of the Japanese industrial automation and process control company. Originally signed in 2007, this latest extension brings the total duration of the corporate partnership to more than 20 years.

  • Karimpol Polska has signed a major lease agreement with Volkswagen Financial Services at the Skyliner II complex at Rondo Daszyńskiego in Warsaw. The automotive financial services provider will occupy nearly 6,000 sqm of office and retail space in the project's second tower. Following the transaction, the occupancy rate of Skyliner II has reached 50%.

New appointments

  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
  • Colliers has appointed Kata Mazsaroff, Tamás Beck, and Miklós Ecsődi as Equity Partners in Hungary, effective 30 April 2026. Mazsaroff, who joined in 2007, rises to Managing Partner after overseeing a 200 per cent revenue increase since her 2022 appointment as Managing Director. Beck, with Colliers since 1994, has led the Industrial & Logistics division since 2005, facilitating transactions covering 1.9 million sqm of built space and 9.8 million sqm of land. Ecsődi, Head of Occupier Services and Office Agency since joining in 2011, has secured over 450,000 sqm in leases valued above €600 million.
  • Aleksandra Walaszek and Tomasz Nowakowski have joined Cushman & Wakefield’s Retail Agency. Walaszek has more than 10 years of experience in the retail sector. Nowakowski is an expert with nearly 20 years of experience in strategic leasing and retail property transaction management.
