Following the extension of the Eurovea waterfront, JTRE presented its new project in Bratislava. The project called Downtown Yards will transform a former industrial site into a residential area. Sales and construction will start next year, and the project already has a building permit.


As Pavel Pelikán, Executive Director at JTRE explains: “Downtown Yards architecture embodies a London character. It will incorporate residences, a parterre with shops, services and eating options from the busy Košická Street side, and green areas and water features along quiet Plátenícka Street.” Following the example of London's Triptych Bankside, JTRE is formulating the concept of a community club to potentially include a game/party zone, local library, bespoke cinema, fitness areas, and a quiet yoga zone.

Towers will range from 8 to 27 floors with over 650 residences. Three floors of underground parking will provide 1,721 spaces, e-car chargers, and residential bike storage at each building entrance. As the Downtown Yards project’s building permit has been issued, JTRE will launch residential sales in spring 2024. Construction start is planned for 2024, and the first stage completion is planned for 2026-2027.

Downtown Yards will be further developed by a 35-floor office building on the corner of Košická/Prístavná streets. "We’re aiming for the highest level BREEAM ecological certification and WELL certificate. Carbon emissions will be a third lower than typical office buildings thanks to recycled and EPD-certified building materials with lower carbon footprint," said Peter Píš, Commercial Director at JTRE.
