JTRE is developing a new neighbourhood on a four-hectare area on Rohanský island in Prague 8 – Karlín, including over a thousand apartments with shops and services. The sale of the first stage has been opened.


The first stage of Nový Rohan, which has been on sale since June, includes 258 apartments in 1+kk to 4+kk layouts. Construction will begin next year in the direction of the Libeňský bridge, on the corner of Voctářova and Štorchova streets. The Vincent and Prokop apartment buildings were designed by the KAAMA studio, the third, Barbora Tower, is the work of UNIT architects. The total investment costs of the first stage, including land, will exceed CZK 3.5 billion (€142 million). The entire development is budgeted for approximately CZK 15 billion (€608 million).

The design of all the houses in Nový Rohan arose from an architectural competition, in which the developer selected, in addition to the studios KAAMA and UNIT, also the designs of the studios LOXIA and Under construction and the internationally recognised Slovenian studio Bevk Perović arhitekti.

The prices of apartments from the first stage range from CZK 165,000 to 200,000 (€6,700 – 8.100) per sqm, including VAT, depending on their availability. Among clients, there is now an increased interest in larger apartments with layouts of 3+kk and 4+kk.

The city will also build a primary school directly on Rohanský Island, to which the area's developers contribute CZK 650 million (€26.4 million). The apartment buildings of the first stage – Vincent, Prokop and Barbora bear the names of patrons of important domestic bells. It is a reminder of moving moments in the history of Rohan Island.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
