IWG is opening a state-of-the-art flexible workspace at Tópark ‘BE MY CITY’ Office and Residential Park located in Biatorbágy as the demand for hybrid working rapidly accelerates. The new 1,320 sqm facility in Biatorbágy offers space for co-working and private offices. Meeting rooms and creative spaces are also available.

Tópark's ‘BE MY CITY’ Office and Residential Park is located in Biatorbágy just miles away from Budapest. This opening is being delivered in partnership with Lavinamix Group, which chose the IWG flexible workspace platform and has entered into a management agreement with the Regus brand.

This new location is part of the drive to provide top-class facilities in a wide variety of areas as hybrid working becomes a reality for more workers. This is a key milestone in IWG’s plan to add 1,000 new locations globally over the next year.

Biatorbágy is one of Budapest agglomeration’s fastest-growing regional locations. Demand for workspaces in the area has performed strongly, with the number of enquiries for space in IWG locations continuing to sharply increase.

Mark Dixon, CEO & Founder of IWG, commented: “We are establishing a stronger and much-needed footprint in Hungary with this latest opening. As an important business hub Biatorbágy is a fantastic place for us to boost our expansion plans. The need for high-quality flexible workspaces continues to soar as hybrid working becomes the new normal. We are very pleased to work in partnership with Lavinamix Group to develop the Regus brand under a management agreement that will add a cutting-edge workspace to their building. Our opening in Biatorbágy comes at a time when more and more companies are discovering that flexible working boosts employee happiness and satisfaction, while helping the environment. Our workplace model is also proven to increase productivity and allows for a business to scale up or down at significantly reduced costs.”

Lajos Bajnok, Leader of Lavinamix Group added: “We are delighted to partner with IWG to bring top class hybrid working facilities to the area. Our unique location and ease of access- at the entrance to Budapest has created high demand for top quality working space for local companies and their workers in the area”

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
