This spring the Iulius Company will start the construction works for three new Class A office buildings within the Openville Timişoara mixed-use project, located in the vicinity of Iulius Mall. The three buildings to be developed under the United Business Center (UBC) brand add up to a total area of 73,000 sqm and shall be ready to use within a 12 to 18 months’ term.


Per total, the Openville Timișoara project will include seven office buildings with a gross area adding up to over 130,000 sqm. Of these, 18,000 sqm have already been delivered and fully leased, while another 13,000 sqm shall be completed this June. The three buildings, including the tallest building in Romania (155 m), shall be erected according to the LEED requirements.

Also this year, Iulius Mall Timişoara will undergo expansion works for an additional 60,000 sqm of retail premises, thus adding up to a gross leasable area of 131,000 sqm. On this segment, Openville will include 430 stores, restaurants and themed cafés, multiplex cinema, a fresh market area, the largest playground for children and other leisure opportunities. In addition to this, the citizens of Timișoara will also be able to enjoy the largest suspended park in Romania spanning on over 55,000 sqm of green spaces, as well as 4,050 underground and multilevel parking spaces

New leases

  • Golden Star Estate has secured two ground-floor tenants at its Warsaw-based Konstruktorska Business Center. 5 SENSES has signed as the new canteen operator, occupying 560 sqm of ground-floor retail space. Concurrently, CONTRACT Meble Biurowe has extended its commitment to the property. The firm, which has operated a publicly accessible showroom at the site since 2021, renewed its lease for 350 sqm on the ground floor.
  • American retailer GAP entered the Romanian market at Fashion House Militari, followed by the launch of an Italian Stefanel store at Fashion House Pallady, with a further Stefanel location scheduled to open shortly in Militari.
  • Primark will launch its first retail location in Craiova in early June. The 3,185 sqm store will be situated within ElectroPutere Mall and marks the retailer’s fifth unit in Romania.

New appointments

  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
