Budapest is back on the map

After many long years Budapest once again had a booth at the world’s most important real estate expo, MIPIM. With this, Budapest at least partially returned to the investor marker, since traditionally every significant Central European city is represented by a booth. The Hungarian capital has not quite attained the investor attention that for example Warsaw has, but investor sentiment towards the Hungarian property market has improved noticeably recently, and this can be experienced in Cannes too.

Property investors intend to be very active across the region

According to CBRE’s 2016 EMEA Investor Intentions Survey almost half (48%) of all surveyed expect their purchasing activity to be higher than last year, compared with just 15% who expect to be less active buyers. 43% also expect their selling activity to increase, indicating a buoyant and liquid real estate investment market for the region in 2016.

In 2015 Skanska Commercial Development Europe signed final sale agreements for eleven office buildings located in three Central and Eastern European (CEE) countries, achieving a total transaction volume of nearly 500 mln EUR for the year. Immofinanz sells logistics portfolio to Blackstone

Immofinanz has signed a contract with Blackstone for the sale of its entire logistics portfolio. The transaction covers all 36 logistics standing investments with approx. one million sqm of rentable space, which are located for the most part in Germany (24 properties) as well as in Hungary (5), Romania (3), Poland (2), Slovakia (1) and Russia (1). Blackstone will also purchase three development projects with approx. 65,000 sqm currently under construction in Hamburg (DE), Bucharest and Ploiesti (RO), which will be completed by Immofinanz, as well as land reserves. Blackstone will integrate all the assets into Logicor, its European logistics platform.

New leases

  • Rossmann drugstore, Itaka travel agency and Świat Pierogów restaurant have joined the group of tenants at the Silwana retail park in Gorzów Wielkopolski. The premises leased by Rossmann will cover an area of 550 sqm, while Świat Pierogów will occupy a space of 65 sqm.
  • CCC and HalfPrice are joining the tenants of Pasaż Ciechanowski. The brands will occupy a total of more than 2,500 sqm. The opening of the retail park in Ciechanów is scheduled for the fourth quarter of 2025.
  • The Media Expert chain has joined the group of tenants at Nowa Sukcesja. The electromarket will occupy an area of over 900 sqm in the Łódź facility. The opening of Nowa Sukcesja is planned for the fourth quarter of 2024.

New appointments

  • Gellért Berkes has been appointed as Head of Property Management at ConvergenCE. He has been a member of the real estate development team for two and a half years. He has nearly 15 years of professional real estate experience.
  • MLP Group has announced that Tomasz Zabost has resigned as a member of the management board with immediate effect, without stating the reasons for his resignation. He became a member of MLP Group's management board in January 2015.
  • Aleksander Loster has been appointed as Director in Savills Poland investment team, headed by Mark Richardson since 2023. In his new role, he will be responsible for working with international investment funds during the sale and acquisition of retail, industrial, warehouse and alternative assets.
