Indotek Group has sold the Cybernetyki Office Center office building in Warsaw, as part of the company's strategy of optimising its regional office portfolio, responding to market dynamics in CEE and capitalising on growing demand for repurposing existing office buildings.
The building is located in Mokotów, one of the capital's business districts, with good transport links to Chopin Airport and the rest of the city. The property, classified as a non-core asset in Indotek Group's portfolio, offers over 7,800 sqm of usable space. The building was purchased by a company that will take it over for its own use and change its original office designation.
"The transaction demonstrates our ability to reposition and manage assets in response to real market needs. Since acquiring the property in 2021, we have focused on unlocking its potential and preparing it for new functions. The sale confirms the value we have created through our active approach to property management," said Małgorzata Więcko, Head of Asset Management Poland at Indotek Group.
According to Szabolcs Szimler, Director of International Real Estate Transactions at Indotek Group, the transaction fits with Warsaw market trends. "We continue to see growing demand for smaller office buildings that can be converted for alternative purposes, such as medical or educational services. The sale of the Cybernetyki Office Center is in line with our long-term portfolio reorganisation strategy in Poland and across the region, with an emphasis on value creation and balanced transformation," he said.
This is Indotek Group's second transaction on the Warsaw office market in the last 12 months, after selling Bokserska Office Center to Polish charter airline Enter Air in December 2024. Legal support for Indotek Group was provided by Warsaw law firm Greenberg Traurig, with additional advisors including Avison Young and Crido.
