Sky Office Center, an A-class office building in Warsaw's Mokotów Business District, has been sold by Hines to a private Polish investor. Avison Young's investment team acted as the seller's adviser throughout the transaction.
Located at 31 Rzymowskiego Street, the six-floor building offers approximately 4,800 sqm of GLA and holds a BREEAM In-Use Excellent certification. At the time of sale, it was multi-tenanted, with occupiers including New Balance, PKO Bank Polski, Fabet and Totalizator Sportowy.
"This transaction is yet another example that Polish investors are investing in office assets this year. They are growing confident and perceive investment opportunities in well-performing office properties. Over the past two years, domestic capital has become significantly more active in the commercial property market, which is evident not only in the number of transactions but also in the volume deployed. The largest transaction in the office sector in H1 2026 was the acquisition by Polish capital," said Artur Czuba, Director, Investment Department at Avison Young.
The transaction was supported by two law firms — Pinsent Masons on the sell-side and DLP Duch / Lisicki & Partners on the buy-side.
