The Vibe office building, developed by Ghelamco in the business centre of Warsaw, has received BREEAM certification with the highest possible rating of Outstanding.


Vibe is Ghelamco’s latest completed development in Warsaw’s Wola district, on the corner of Towarowa and Kolejowa streets. The office building has become famous for its musical DNA and the audiosphere specially composed for it. 

“The BREEAM Outstanding certification for Vibe is a unique distinction that underscores our determination to create modern, sustainable and planet-friendly buildings. It also proves that it is possible to combine innovative technology solutions and user comfort with environmental concerns. This was appreciated by a group of widely recognized companies and brands that chose VIBE for their headquarters – as the office building is fully leased”, says Jarosław Zagórski, Managing Director, Ghelamco Poland.

BREEAM is the world’s oldest and best-known independent rating system for buildings and infrastructure projects. The certification is recognized throughout the industry as a leading standard. It assesses, among others, the building’s quality, its friendliness to the natural environment, and the comfort level of its users. The assessment is made at every stage of the project implementation process. The method was developed by Building Research Establishment (BRE) from Great Britain.

The Ghelamco team was supported by Sweco Poland, which coordinated the certification process and also helped the developer obtain certificates for its earlier projects.

These pursuits would not be possible without a committed approach”, says Marcin Cierpisz, BREEAM Assessor and DGNB Consultant, SWECO Poland.

In addition to BREEAM Outstanding, Vibe's  sustainability is also confirmed by Green Building Standard and Barrier-Free Facility certifications as well as DGNB and WELL pre-certifications. The building is in the process of WELL v2 Core and DGNB certifications. In turn, the highest level of digital and technological sophistication is evidenced by SmartScore and WiredScore certifications with Platinum ratings. 

The 11-storey facility has delivered 15,000 sqm of office space to the market. The office building uses a Building Energy Management System (BEMS), which significantly reduces energy consumption, as well as the InBin application to analyze the carbon footprint generated based on the weight of waste generated by tenants. Ultimately, VIBE will be powered by 100% clean energy.

New leases

  • MLP Group has bolstered the tenant mix at MLP Poznań West by welcoming Stockly, a 3D printing specialist. The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. Stockly was represented by Rock Estate during the transaction.
  • Echo Investment has signed a lease agreement with Auchan Polska for 1,200 sqm of retail space within Fuzja, a flagship multifunctional complex in Łódź. The retailer is scheduled to open the outlet during the summer of 2026.
  • Froo Romania, a subsidiary of the Żabka Group, has relocated its HQ to the Bucharest-based Hermes Business Campus. The retailer secured around 2,900 sqm of office space in a transaction facilitated by Colliers.

New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
