Gestor Befektetési Zrt. has sold the SZERÉMI Business Park in Budapest in an off-market transaction – one of District 11’s flagship urban logistics and mixed-use (office and warehouse) developments.


The SZERÉMI Business Park is a modern, mixed-use property (offices and warehouses) located on Szerémi Road in a strategically advantageous location. It offers excellent road and public transport connections to the city centre, the M1/M7 motorways, and the Buda ring road. The nearly 20,000 square meter site serves urban logistics, service, and office purposes, complemented by extensive parking capacity and courtyard space.

The value of the project lies in its flexible design optimised for urban logistics, along with its stable and diversified tenant portfolio. Major tenants include the LIBRI Group, Econ Engineering, and UNIX Auto.

Gestor acquired the property in 2019 from a foreign seller, prior to the Covid period, when market perceptions of warehouse and logistics real estate were significantly different from today. Over recent years, the company has implemented a comprehensive value-add strategy, resulting in the SZERÉMI Business Park now operating as a stable, yield-generating asset.

This recent sale aligns closely with Gestor’s strategic objectives: the company is reinvesting capital freed up from mature, stabilised assets into new projects with development potential – primarily in Portugal and Spain, where it is currently most active.

This exit is the result of several years of work and marks another step in the targeted renewal of our portfolio.”

In Q1 2025, Gestor also strengthened its presence on the domestic market by opening a new Tesco store in Újlipótváros, at the corner of Radnóti Miklós Street and Pozsonyi Road – further demonstrating its active role in the commercial real estate sector.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
