Fio Investment Company has announced the purchase of another property to its Fio real estate fund portfolio. The fund has acquired the Stará Celnice office and retail building in the centre of Prague from German pension fund BVK Europa-Immobilien-Spezialfonds, represented in the transaction by Invesco Real Estate. 


Stará Celnice is in a central location in Prague, right next to Republic Square, making it accessible to all of its current long-term tenants, ensuring its actual full occupancy. It offers over 11,500 sqm of office and retail space

"For the continued expansion of our real estate fund, we could not have asked for a better investment opportunity than to acquire the Stará Celnice building. By securing this building, we are one step closer to our goal of building a sector-appropriately mixed portfolio of prime commercial properties,“ said Václav Kubáček, Investment Director at Fio real estate fund.

Fio real estate fund was launched in December 2021 as the third fund of Fio Investment Company, alongside Fio global equity fund and Fio domestic market fund. In May 2023, it announced its first acquisition of the Rohan Business Centre office building in Prague's Karlín district, and in August 2024 it acquired the GARBE Park Chomutov manufacturing and warehouse complex.

Fio real estate fund cooperated with these transaction advisors in the acquisition of Stará Celnice: Dentons, Knight Frank, ASB Group and Gleeds. Wilsons, CBRE and TPA represented the seller in the transaction.

  • Vastint Romania secured its first tenant for Bucharest-based Timpuri Noi Square Phase 2, signing SCOR for 3,250 sqm. The transaction, brokered by CBRE, facilitates SCOR’s expansion within Vastint’s local portfolio. The company has previously leased 2,320 sqm in Business Garden Bucharest.
  • EVO Properties has named Alexandru Marin as the new Property Manager for the London and Oslo office buildings in Bucharest. He brings over 15 years of property management experience.
  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.

The average total office fit-out costs in Bucharest increased slightly in 2025 to around €1,000 per sqm, according to data from Cushman & Wakefield Echinox.
