News - Extensions and expansions take up majority of P3 deals in Czechia #Czech Republic #industrial #P3 Logistic Parks

by Property Forum | Industrial

P3 Logistic Parks has leased over a third of 230,006 sqm to major logistics companies and has also seen interest from manufacturing companies and e-shops in 2024.

Last year's results of the leasing department with 59 lease agreements confirm the setting of the P3 strategy to focus on selected locations and long-term partnerships with tenants. "The majority was the extension of the existing ones or the expansion of additional areas," comments Jan Andrus, Head of Leasing and Business Development at P3 Logistic Parks.

Maintaining cooperation with large logistics companies such as DB Schenker, DHL, ViT logistic, or Emons, which uses P3 halls in Prague and Pilsen, was key for P3 last year. Premises leased by these companies make up more than a third (36%) of leases contracted last year.

Thanks to the acquisition last year, the hall at P3 Prague D8, where the American VF Corporation, representing modern clothing and footwear brands, has been operating for a long time, returned to the P3 portfolio. Other long-term tenants who decided to continue operating in P3 parks last year include, for example, the engineering companies Tomax Manufacturing or Gühring, the manufacturer of glass facades Wieden, as well as PNS or Barvy a laky, which leases over 10,000 sqm in P3 Prague Horní Počernice.

The story of the BreadWay bakery, one of the expanding ones, is also worth mentioning. The occupancy of Prague's parks is at its maximum and looking for space for expansion is not at all easy. "Neighbourly solidarity worked great here. The flooring dealer Kratochvíl Profi Parquet freed up the remaining part of the hall for the operation of the bakery, which thus expanded by a quarter, and at the same time, we jointly devised a new concept better adapted to current trends in another hall in P3 Prague Horní Počernice. Both tenants used the opportunity to change to the maximum," describes Jan Andrus.

New companies include the e-shop with perfumes Brasty.cz in Olomouc, or the seller of beds and other accessories Bezvapostele.cz in Ostrava. In a smaller separate hall, which received BREEAM Excellent certification last year, the online store operates a central sales warehouse for the Czech Republic and Slovakia, which means that it not only distributes goods from here, but customers can also come here to pick them up themselves.
