After almost two years of construction, EPG Group has completed the modernisation and expansion of the Varyáda shopping centre in the Karlovy Vary region. The reconstruction has been managed with the shopping centre in full operation.

The project, in which the investor invested more than €40 million, resulted in a 33% increase in leasable area to 27,000 sqm, interior modernisation, a new gastro zone, and a Premiere Cinemas multiplex.

The reconstruction began in January 2024 and was divided into several phases, enabling the shopping centre's operation to continue without significant restrictions. The first phase focused on the northern part of the building, where an extension for the new Albert hypermarket, measuring 3,800 sqm, was constructed.

The construction of the Premiere Cinemas multiplex commenced in June 2024 and lasted 13 months. The 2,500 sqm multiplex with six halls and a capacity of up to 1,000 seats was opened to the public in July 2025.

“Lifestyle is changing, people shop differently than ten years ago, and shopping centres must adapt to this. The modernisation of Varyáda was a natural response to growing competition and high demand for quality services and modern facilities in the region,” emphasised Barbora Tesnerová, CEO and Managing Director at EPG Group. The goal was to create a project that can respond to current trends and changes in consumer behaviour.
