The Regional Research Forum, whose members include CBRE, Colliers, Cushman & Wakefield, iO Partners, Knight Frank and Savills, has published its H1 2026 data for the Brno and Ostrava office markets. In Brno, the only completion during the period was Svatopetrská D (1,750 sqm) in Q1, while construction began on BRIXX Brno (1,400 sqm) in Q2. Total modern office stock in Brno reached 717,450 sqm by the end of June, with Class A properties accounting for 73% of that figure. Nine schemes totalling 87,570 sqm were under construction, the largest being Dornych (27,600 sqm), Ponávka A4 (12,310 sqm) and Nová Zbrojovka D4 (10,460 sqm).
Leasing demand in Brno was led by manufacturing companies, followed by technology firms and financial services occupiers. Notable transactions included a renegotiation by Siemens at Ponávka A3 (1,990 sqm), a new lease signed by Bilfinger at Spielberk IQ C, D, E, F (1,780 sqm) and a new lease by JAMF at Titanium X (1,630 sqm). Vacant space stood at 90,750 sqm at the end of H1, giving a vacancy rate of 12.65%, which was 0.6 percentage points higher year-on-year but 1.7 percentage points lower than at year-end 2025. Prime headline rents rose slightly to between €17.50 and €18.50 per sqm per month.
In Ostrava, no new office space was delivered during H1 2026, leaving total modern stock unchanged at 245,700 sqm. The only project under construction was the Václav Multifunctional House (3,020 sqm), due for completion in 2027. Leasing activity was led by professional services firms and companies in the advertising and media sector. The two largest transactions were Renomia's lease at Organica (1,050 sqm) and a public-sector occupier's deal at The Orchard Ostrava (1,030 sqm). Vacant space reached 28,090 sqm, pushing the vacancy rate to 11.4%, up 1.1 percentage points year-on-year. Prime rents held steady at €14.00 to €14.50 per sqm per month.
"Overall, the main regional office markets of Brno and Ostrava continue to benefit from an established occupier base, composed of a healthy mix of local and international firms, and now a growing flex market. While vacancy rates are at elevated levels compared with Prague, these cities offer interesting opportunities for companies looking to expand and upgrade their workspaces in an era of higher office attendance rates," said Simon Orr, Director, Office Leasing at CBRE.
