Colliers International was assigned by Werk Property Group to offer property management services for the Vox Technology Park office project in Timisoara. Therefore, the Colliers International team strengthens its leading position on the office property management market, as the managed office portfolio grew by 10% up to 280,000 leasable sqm, out of a total portfolio of 380,000 leasable sqm.

The addition of Vox Technology Park, the 12th office project for Colliers, represents the consolidation of the portfolio’s office segment not only by extending it to an important regional emerging pole but also through the added value of a modern and high-performance real estate project. Moreover, the increase at a regional level highlights the increased appetite from owners outside Bucharest for property management services and, consequently, the maturing of this market”, Stefania Baldovinescu, Senior Partner and Director of Real Estate Management Services at Colliers International said.
 
Vox Technology Park was recently delivered on the market after an investment of about €30 million. The project has a leasable area of 26,600 sqm, divided in a building with two bodies of seven and ten floors respectively, also offering spaces of up to 3,500 sqm per floor, the largest area available at this moment in Timisoara. The project has 280 parking spaces, including several electric car charging stations and bicycle spaces. Additionally, in the immediate vicinity of the project, an overground parking with 400 seats will be built this year. Once this is completed, Vox Technology Park will offer one of the best ratios between the leasable area and the available parking spaces, resulting in one parking spot for every 39 sqm of leasable space.
 
The building has unique features such as biometric identification through an application that will generate a QR code key after facial recognition or biometric fingerprint / authentication, but also offers competitive advantages for prospective employees such as showers and bicycle spaces, a food court and fitness room, shopping and service facilities. Vox Technology Park is the first real estate project in Timisoara to obtain an international certification for sustainable buildings BREEAM Interim with Excellent rating, with a score of 85.59%, this being the highest score ever granted in Romania for a new construction, regardless of the real estate segment.

Colliers International's Real Estate Management Services team will provide full property management services, from tenant relationship management to operational monitoring, financial services and ownership reporting.
 
The portfolio managed by Colliers International's Real Estate Management Services team includes, besides Vox Technology Park, office projects such as The Landmark, The Bridge – phase I, Phoenix Tower and Construdava, Art Business Center (Ponderas Academic Hospital), Hermes Business Campus, Green Court, Ethos House, Polona 68, Allianz Office Building Brasov and Stefan cel Mare Building, as well as three industrial parks in Timisoara, Brasov and Arad.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
