CBRE was assigned to provide property management services for the projects developed by the company One United Properties in the north of Bucharest, namely the office building One Tower and the residential complex One Mircea Eliade, which comprise a total area of 24,000 square meters offices and 247 high-end apartments. The portfolio managed by CBRE now exceeds 800,000 square meters.

Part of the One Floreasca City project, One Tower is located in the northern area of Bucharest and has 16 floors, with a total leasable area of 24,000 square meters. The office building is under development and is due to be delivered in the second quarter of 2020. Also part of the One Floreasca City project, the One Mircea Eliade residential complex is composed of three tower blocks, with 15, 20 floors respectively and totalling 247 apartments.

"Our wish is to redefine the classic real estate developments through the Flex Well Tech concept: flexible spaces, which facilitate access to green areas and offer a variety of services for the health and well-being of employees, built according to the latest technological standards. We aim to offer an experience for the office tenants and for the residential clients above expectations, and therefore we decided to appoint a property manager early on, from the construction stage”, explains Mihai Paduroiu, CEO, Office Division, One United Properties.

"Our partnership with One marks a double premiere: on the one hand, it started from the execution stage of the projects to make the subsequent operation of the buildings more efficient, and on the other hand, it includes services for the residential segment, to ensure an experience as enjoyable as possible for the community that develops around these projects. We are excited about the opportunity to manage the projects developed by One as it is a powerful model for future developments, where you can find multiple functions that complement and support each other in the same place”, stated Valeriu Toma, Deputy Head of Property Management, CBRE Romania.

In Romania, CBRE's property management department was set up at the end of 2013 and now exceeds 800,000 sqm, among which, apart from the new One Tower and One Mircea Eliade projects, there are also Sun Plaza Bucharest shopping centres, VIVO! Cluj, VIVO! Constanța and office buildings Timpuri Noi Square, Aviatorilor 8, Floreasca Business Park, Lakeview, Green Gate, Campus 6.1 or Victoria Park. In addition to this, there are also 247 apartments in the high-end segment, added to CBRE Romania's commercial portfolio.

Apart from the Romanian department, CBRE relies on the support of many property management specialists from the company's subsidiaries located in the Central and Eastern Europe region, which has almost 600 consultants, coordinated by Luiza Moraru, Head of Property Management CEE, CBRE. Currently, CBRE manages a total area of 6 million square meters in Central and Eastern Europe, of which over 2.5 million square meters are located in office buildings.
