Avalant has become JLL's exclusive partner for the office and investment property market in Bulgaria. JLL carried out a tender process, in which several local consultancy companies were invited and Avalant emerged as the selected partner. The collaboration will be made directly with colleagues from JLL Romania.

Avalant will act as JLL's exclusive local partner for the territory of Bulgaria for the office space and investment sales segments. Both companies will join forces in providing high-quality services to the international clients of JLL. Going further, for the residential, industrial and retail businesses in the Bulgarian market, JLL will continue their current long-standing partnership with IPC.

Avalant was founded in mid-2020 at the height of the pandemic. The founders Hristo Andonov, Dimitar Ivanov and Ivan Parmakov have vast experience in office space transaction management, property management and investment advisory.

In 2021, they became one of the leaders in the local market by advising 20,000 sqm of office space lease transactions and the sale of the 4-star city hotel Suite Hotel Sofia (15,000 sqm). Avalant expertise is trusted by leading corporations such as ING Bank, Chaos, Cargill, Proxiad, Emerchantpay, Allianz and many others. Since its establishment, Avalant has been able to help clients achieve savings/benefits of over €7 million.

“It is a great honour and responsibility for us to be a strategic partner of a global leader in commercial real estate such as JLL. We believe that the synergy between the two companies will contribute further to improving the quality of provided services and implementing better international practices on the local market. The communication between Avalant and JLL started more than a year ago and has always been very positive. From the very beginning we felt that in them we see a team that shares our values,” Dimitar Ivanov MRICS, Co-founder of Avalant said.

“We are proud and excited to announce this partnership and we are very appreciative of Avalant’s involvement throughout this process, as well as their experience, know-how and a similar vision to our own. Partnering up with a company like Avalant is a strategic choice that will help us further increase our presence in Bulgaria and will support our endeavour to deliver seamless, customer-focused, top quality services. We strongly believe that our global expertise together with Avalant’s local knowledge and experience makes our partnership a clear win for both companies and their clients,” commented Marius Scuta MRICS, National Director, Head of Office Department and Tenant Representation at JLL Romania.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
