Alides Polska, a subsidiary of Belgian developer Alides and Aya Properties Fund announced the joint acquisition of the Metron office building located at Aleja Niepodległości 69 in Warsaw’s Mokotów district from a Polish SPV held by Patrizia. The price has not been disclosed.

The 9-story building offers a total gross leasable area of approximately 9,700 square meters. The property holds a BREEAM Very Good certification.

Rikkert Leeman, CEO of Alides commented: “By leveraging our hybrid real estate expertise as both investor and developer, we target prime urban locations in Poland for residential and office projects that perfectly align with our strategy. This successful approach is demonstrably proven by our track record in Gdansk and Warsaw, and is further exemplified by this acquisition, which perfectly matches our criteria.”

Alides and AYA Properties Fund are dedicated to building a strong partnership to maximize the value of this prime office building. Due diligence for this transaction was conducted by the law firm Sadkowski and the engineering company DIL Polska Baumanagement.

Didier Balcaen, CEO at AYA Properties Fund said: “This acquisition underlines our long-term belief in the CEE markets. We intend to further expand our portfolio with core assets in our focus markets, both in capitals as in regional cities. Combining our know-how and values with a partner as Alides, positions us as a reliable landlord for current and future tenants".
