Residential developers operating in Poland's largest markets broke the quarterly sales record set in 2017. Sales of new apartments reached 19,500 and were up 40% q-o-q. Continued demand oversupply is pushing prices up further. 

Zing, the largest paper distributor in Poland, has signed a lease agreement for 20,800 sqm in the multi-let facility at Panattoni Park Warszawa-Konotopa III. Experts from JLL advised Zing on the processes of selecting the location and negotiation of lease terms.

New research released by JLL shows that the investment allocation to living assets is set to grow throughout 2021, following the robust performance of the market throughout 2020, which resulted in €83.4 billion being invested into the sector. 59% of investors set to increase investment allocation to European Living assets in 2021, but nearly 80% highlight lack of suitable product as a main barrier to investment.

Between January and March 2021, nearly 93,000 sqm of retail stock was delivered in Poland, a result comparable to the same period last year. The structure of new supply included only two large-scale formats: stand-alone retail warehouses (55% of new space) and retail parks (31%). Convenience centres claimed the remaining 14%. The largest scheme delivered was an Agata Meble store (11,000 sqm) in Jelenia Góra. JLL summarised the conditions on Poland’s retail market at the end of the first quarter of 2021.

JLL Czech Republic announced the appointment of Alexandra Tomášková as Head of Office Solutions effective 1 May 2021. In her new role at JLL, Alexandra Tomášková will focus on the office sector with direct oversight of the firm's Office Leasing businesses together with Workplace Strategy and Project Management. In her new role, she will also closely cooperate with JLL’s Tétris Design & Build and Capital Markets teams on office-related services.

The accelerated growth of work from home arrangements has generated a new market for office space that can be leased directly by companies that have ongoing rent contracts for bigger surfaces. At present, around 70,000 sqm is available for sublease, which is a record figure for the Romanian market, according to representatives of JLL. 

Patrizia has appointed JLL as the commercialization agent for its office portfolio in Poland, consisting of eight buildings with space totaling approx. 65,000 sqm. JLL acts as a partner of MVGM, the new property manager of Patrizia’s portfolio.

According to analyses by JLL, Poles return to hotels in holiday resorts more willingly than in the spring 2020. Business hotels are still waiting for guests.
