Developer YIT Slovakia has been planning the construction of the Smartti residential project on Údernícká Street in the Petržalka part of Bratislava for some time. After several years of no news, the project is moving ahead, Yimba.sk reports. Local authorities of Petržalka city part have issued a decision on the location of the building, shifting the development towards its implementation.


The Smartti residential project by YIT Slovakia, offering more affordable housing in the Petržalka brownfield, was presented in 2017. At that time, it has passed the environmental impact assessment (EIA) successfully.

The project includes four buildings, residential A and B with four and five floors, and hotels C and D. The entire project is designed as one building with underground garages for all parts, with a common entrance from Údernícká Street. The design of apartments is unusual, they do not have partitions, but the space is divided by cabinets and sliding doors, which provides more storage space and flexibility.

Only recently, YIT Slovakia announced the return of cooperative housing. The first such apartments are available in Ružinovské Nuppu. The developer decided to take this step also based on the turbulent economic situation. High inflation and interest rates together with the strict conditions of the National Bank of Slovakia contributed to the lowest housing availability in Slovakia in the last 15 years.

Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
