tbi bank has provided a new €4.4 million financing facility to Ananda Residence Biruinței 9, part of Ananda Group, to support residential development in Popești-Leordeni, in the southern Bucharest metropolitan area. The facility has a 24-month maturity with the principal repayable in full at maturity, and adds to the bank's existing €4.5 million exposure to the same entity.
Ananda Group is a Romanian residential property development group active primarily in Bucharest-Ilfov and Popești-Leordeni, with more than 30 completed projects and cumulative turnover of approximately €200 million since 2018. The new facility is part of a partnership begun in 2023, under which tbi bank has provided 24 facilities totalling €53.4 million for 20 projects, of which €41.8 million has already been repaid.
"The residential market is going through a period in which developers' experience, their ability to deliver projects and financial discipline are becoming increasingly important. For us, the collaboration with Ananda Group reflects exactly this model: supporting experienced developers that grow gradually and successfully complete their projects," said Alexandru Cosma, VP banking for Partners, tbi bank Romania.
Projects supported by tbi bank include 81 Residence, a scheme developed in three phases comprising 18 apartment buildings in southern Bucharest. The Ananda Residence Biruinței 9 development is being delivered in several phases and includes Buildings 1, 4 and 5, with parking, green spaces and shared amenities including a fitness centre and a Carrefour supermarket. The project incorporates underfloor heating, photovoltaic panels for common areas and electric vehicle charging infrastructure, with the first apartments already completed and handed over. Also in Popești-Leordeni, Ananda Group has launched Biruinței 75, a residential scheme built to nZEB standards with ground-floor retail space and energy-efficiency solutions.
"Residential development has entered a stage in which buyers are paying closer attention to project quality, home efficiency and long-term investment value. Our collaboration with tbi bank has provided the flexibility and continuity needed to support a portfolio that we are developing gradually and responsibly," said Attila Ivacson, CEO of Ananda Group. At the start of 2026, tbi bank entered a new phase following its acquisition by Advent International, a private equity firm managing approximately $100 billion in assets.
