Andrzej Potyra, Head of Żabka Property Fund has talked to Property Forum about his investment strategies and recent developments, both retail and warehouse ones.

In the first half of 2022, demand for offices in the Polish largest regional cities was higher than in the entire 2021. Also office assets in such locations are now one of the main targets for investors, says Avison Young Poland.

MLP Group has published its ESG strategy. The company intends to set high environmental standards in the logistics and industrial property sector. Respect for nature and care for the natural environment are to be the cornerstones of the activities carried out by the Group, which is developing a network of urban logistics parks in the Polish, German, Austrian and Romanian markets. MLP Group has set itself a goal of net zero carbon emissions by 2026.

7R has obtained financing for expanding the modern logistics complex 7R Park Lublin. The loan agreement has been signed with a syndicate of banks – Santander Bank Polska and mBank. Ultimately, the park will consist of five buildings with a total GLA of nearly 110,000 sqm. Bremer is the General Contractor of the project responsible for the work.

As much as PLN 750,000 was raised during the 11th edition of the Real Estate Charity Beach Volleyball Tournament organized by JLL. The funds raised at the event were donated to Polish Humanitarian Action and the Women's Rights Center Foundation. Property Forum supported the event as a media partner.

European Logistics Investment (ELI), a logistics platform in Poland, has closed H1 2022 with 1.2 million sqm of standing, under construction, and secured pipeline projects. Over the first 6 months of the year, ELI has also expanded its landbank, adding 90,000 sqm GLA to its development potential, and initiated the construction of logistics assets with a total GLA of 97,000 sqm.

Starting this summer, an unmanned Żabka Nano store operates in Aeropark Business Centre, owned by GTC. 

Panattoni has completed the expansion of a factory for a European hygiene products manufacturer - from 26,000 sqm to 70,000 sqm.

Deutsche Pfandbriefbank (pbb) has underwritten an investment facility, totalling €120 million to refinance a logistics portfolio located across Poland for EQT Exeter. This is the second deal that pbb has closed with the EQT Exeter team.

At the end of June 2022, Warsaw’s total office stock amounted to approximately 6.27 million sqm. Occupier activity accelerated while the vacancy rate continued its downward trend in H1 2022, according to Cushman & Wakefield.
