The Polish office market has more than 12.6 million sqm of modern space at the end of Q2 2022. Traditionally, Warsaw remains the leader in total stock, with eight major regional markets led by Krakow and Wroclaw not slowing down. An example is Tricity, which joined the ranks of office millionaires in the second quarter of this year. Optimism from rising demand is emerging from the market picture. HOP, a post-modern office building from the 1990s has undergone a thorough upgrade thanks to Syrena Real Estate. The process lasted nearly a year and reached completion with the opening of the Lupo Pasta Fresca restaurant by  Warsaw restaurateur Justyna Kosmala, owner of Charlotte and the Wozownia Bar. The office building has also recently obtained the BREEAM in Use certificate at the EXCELLENT level and Barrier-Free Facility awarded by the Integration Foundation. The HOP is the first of two development projects in Syrena RE’s portfolio with PineBridge Benson Elliott to undergo such transformation. Work on the other project, the Marynarska Business Park, is underway.

BIG is expanding its operations in Europe and entering the Polish market for the first time by purchasing two open commercial centres in Poland with a total value of €65 million.

Adgar Poland has acquired the Renaissance Tower office building in Warsaw's Wola district from Octava Property Trust. The price has not been disclosed.

Elite Partners Capital has completed an off-market acquisition of a warehouse in Radomsko, Poland for close to €30 million. This marks the firm's third purchase within a span of six weeks, after announcing acquisitions in UK and Netherlands. 

The Delta Trans Group, a provider of logistics services with over 30 years of presence in the Polish market, has renegotiated and expanded its lease to around 17,000 sqm of warehouse and office space in Ruda Śląska in a property managed by Savills Investment Management. The tenant was advised during the renegotiation process by experts of real estate advisory firm Newmark Polska.

GTC has once again received LEED certifications for the Aeropark office buildings located in Warsaw. Zephirus kept its Gold level, while Nothus upgraded its rating and achieved Platinum.

Accolade has completed its first photovoltaic power plant in its Bydgoszcz industrial park. This is a significant milestone in the group's long-term strategy toward energy security in its industrial parks in Europe.

The fears of a recession are likely to cool down the red-hot real estate market in CEE countries, Erste specialists expect. According to them, this will be influenced mainly by surging inflation, the cost of credit and cooling down of the borrowing, and shrinking of the disposable household income which will also worsen the borrowing appetite in the coming periods. There is a change in the respondent’s behaviour too. Whereas respondents from Poland, Hungary and Croatia are open to buying or building a house, Czechs, Slovaks and Slovenians are less inclined to do so, say Erste experts in their recent special report.

Panattoni is launching its latest project in Western Poland, close to the border with Germany. The developer has just purchased a plot in Żary, not far from the E36 route connecting Berlin with Lubuskie province. Panattoni Park Żary will comprise 15,000 sqm, of which 8,000 sqm is to be built as a BTS project. This has already been leased by an international producer of polyurethane foam for (among others) the furniture industry. The company will begin operations in its new premises in the second quarter of 2023. The project is being built to qualify for BREEAM environmental certification at the ‘Excellent’ level.
