Poland's retail market hits decade-high supply in Q4 2025
The fourth quarter of 2025 marked the best period in a decade for Poland's retail real estate market. Retail parks led growth as developer activity surged and vacancy rates remained stable, according to a report by BNP Paribas Real Estate Poland.

Focus Estate Fund signs 11,400 sqm in new leasing deals for Turawa Park
Focus Estate Fund has successfully repositioned Turawa Park in Opole, a 35,000 sqm shopping centre comprising a gallery, retail park and redeveloped DIY box. Retail deliveries in Poland reach 135,000 sqm in Q2 2024
Around 135,000 sqm of modern retail space was added to Poland’s total stock in Q2 2024, with new supply comprising both new openings and extensions, while the end of H1 2024 the development pipeline amounted to around 335,000 sqm, according to a report by BNP Paribas Real Estate.

New leases
- Lighting solutions provider Luxiona has secured 430 sqm of office space at the Warsaw-based Greenwings Offices complex. The site will serve as the company's Polish HQ and a dedicated showroom for its lighting range. Axi Immo represented the tenant in the transaction.
- Stokado, Poland’s second-largest self-storage operator, has launched its second facility in Warsaw’s Bemowo district. The site offers over 4,800 sqm of net leasable area across approximately 950 storage units.
- The EYEmova ophthalmology and training center has joined the tenant roster at Soho by Yareal in Warsaw’s Kamionek district, occupying over 500 sqm. The opening of the EYEmova center in Praga-Południe is scheduled for June this year.
New appointments
- Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
- Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
- CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
