A survey by Genesis Property finds that job security in Romania is increasingly tied to adaptability rather than employment stability alone. More than 60% of employees say their current role provides stability without sufficient development opportunities, or leaves them feeling stuck, while only 14% feel fully secure and confident about their career prospects. Half describe themselves as relatively secure but watching their company and market closely. The survey was conducted online in July among 1,026 internet users across Romania.


"Job security is no longer defined solely by the stability of a role, but by people's ability to remain relevant in a rapidly changing economic and social environment. Economic pressures, the transformation of job roles and advances in artificial intelligence are prompting employees to seek more than continuity: they want genuine opportunities to learn, adapt and progress. The office can become an important part of this process, a space for collaboration, the exchange of ideas, learning and professional development," said Teodor Stoica, HR Manager at Genesis Property.

Economic conditions are bearing down visibly on the workforce. Nearly 24% of employees report salary stagnation or smaller pay rises than in previous years, more than 18% are experiencing heavier workloads, and around 12% have observed cost-optimisation measures within their organisations. More than 40% identify the state of the economy as their main source of concern, around 26% fear restructuring or redundancies, and nearly 11% point to a lack of professional development opportunities.

Adaptability is emerging as the skill employees consider most urgent. More than 19% say they need to prioritise developing adaptability and continuous learning, nearly 14% point to AI skills, and over 12% emphasise communication and collaboration. Preparedness for AI remains uneven: more than 32% have begun building relevant skills, nearly 28% already use AI at work, and around 27% recognise the technology will reshape their roles but are unsure how to prepare. Nearly 35% view AI as both an opportunity and a threat, while 34% see it primarily as an opportunity.

Genesis Property states that its YUNITY Park office campus in Bucharest, owned by founder Liviu Tudor, is currently in its third development phase, with total investment in the campus transformation reaching €50 million. The company also owns West Gate Business District, and together the two campuses cover more than 150,000 sqm of gross lettable area and accommodate over 15,000 employees.




New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
