Real estate consultant SVN Romania brokered the pre-sale of 100 apartments within Sema Home in just five weeks, representing a third of the project's first phase.


The first phase of Sema Home will comprise 301 apartments following a €55 million investment by Sema Real Estate. The project is part of Sema Parc, being developed on the former Semanatoarea platform as part of a 41-hectare masterplan representing the largest urban regeneration under development in Bucharest.

Located in central-western Bucharest, the project follows the "15-minute City" model, offering access to office spaces, shops, medical facilities, educational institutions, restaurants, green spaces and recreational options. The development benefits from proximity to public transportation and Petrache Poenaru metro station.

85% of the pre-sold units were purchased by end-users attracted by the project's features: apartments with surfaces up to 20% larger than market average, with each bedroom having its own bathroom. Each home will feature underfloor heating, smart home technologies and multi-split heating systems. Sema Home will obtain Breeam certification.

"The good sales result shows there is still high demand on the local residential market, especially for carefully designed projects which offer an integrated mix between high living quality, sustainability and all facilities necessary for a modern lifestyle," stated Mircea Marin, Managing Partner New Homes Division within SVN Romania and Sema Home Project Manager.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
